The mechanism: salt arriving faster than rain removes it
Most stone maintenance advice is written for climates where rain does half the work. Bonaire is not one of them. A north-east trade wind averaging roughly 7 m/s, about 15 mph, blows almost continuously, and annual rainfall is only about 350 to 450 mm, with the wetter months falling between October and January. Salt therefore accumulates on horizontal surfaces instead of being washed off, and salt crystallization rather than frost is the process a coastal floor has to survive. That single difference is why maintenance advice imported from a temperate climate tends to underperform here, and why the routine below is built around rinsing rather than around products.
A routine that suits a dry, windy island
The routine that works here is short, frequent and boring, which is why it usually gets skipped. It is also the difference between a floor that still looks specified after several seasons and one that has quietly gone dull along its exposed edges.
- Sweep or dry-mop before washing, so wind-blown grit is lifted rather than dragged.
- Rinse exposed external surfaces with fresh water on a regular schedule.
- Use a pH-neutral cleaner made for natural stone, then rinse the cleaner off too.
- Dry problem corners rather than leaving standing water to evaporate and leave salt behind.
What to keep off a limestone floor
Limestone is a carbonate stone, and the fastest way to damage one is with the wrong bottle from under the sink. Damage on a stone floor often turns out not to be wear at all, but chemistry applied by somebody who was trying to help.
- Acidic cleaners, including vinegar and descalers, which etch the surface on contact.
- Bleach used routinely, which can lighten and dull the face over time.
- Abrasive powders and stiff wire brushes on honed or polished surfaces.
- Seawater used as a rinse, which simply adds the salt you are trying to remove.
Sealing: what it does and what it does not
An impregnating sealer slows the rate at which liquids enter the stone. It buys time for a spill to be wiped up. It does not make stone waterproof, it does not stop etching from acids, and it is not a substitute for rinsing salt off a terrace. Treating a sealer as insurance is a reliable way to be disappointed by one, because the product was never designed to carry that much weight. Choosing tile faces that wash down easily does more for long-term upkeep than any coating, because the maintenance burden is set by the surface texture and the absorption of the stone itself. Where a sealer is used, apply it to a clean, fully dry floor and follow the product interval rather than a calendar guess.
Where the wash water goes
Bonaire National Marine Park covers all the water around Bonaire and Klein Bonaire from the high-water mark down to 60 m depth, managed by STINAPA Bonaire. That boundary starting at the high-water mark means runoff from a coastal terrace has a very short journey. Four Ramsar wetland sites, Washington Slagbaai, Klein Bonaire, Lac Baai and Pekelmeer, were each extended with a 500-meter buffer zone in 2021. Choose cleaners on the basis that whatever leaves the floor may reach protected water, and design the drainage so silt is intercepted rather than carried away.
- Direct terrace runoff to a soakaway or planted area rather than straight downslope.
- Intercept silt during construction, when the loose material is worst.
- Favor permeable jointing so water slows before it moves anywhere.
- Keep wash water off the shoreline edge of a coastal terrace entirely.
Never source bedding sand or shell locally
Collecting shells, coral, sand or other natural material on Bonaire is an offense, with fines cited between 100 and 500 US dollars depending on quantity, and a permit from the Bestuurscollege is required before living or dead material may be taken from the marine park. That rules out beach sand as bedding, which is salt-loaded in any case and a poor idea technically as well as legally. Historic construction here used stone cut from the island’s coastal limestone terraces; that material can no longer lawfully be taken, and imported dimension-sawn limestone is the lawful modern route to a cut-stone floor on the island today.
Test on a piece before you commit
Cleaners and sealers behave differently on different stones, and the cheapest place to find that out is on a spare piece rather than a laid floor. It is worth taking the time to trial a piece against your cleaner before a routine becomes habit.
- Apply the sealer to half the sample and compare water beading after a day.
- Leave a drop of the household cleaner on the unsealed half and check for etching.
- Put the piece outside for a week to see how salt film shows on the face.
- Repeat the test on the actual finish being specified, not on a different face of the same stone.
Planning upkeep at specification stage
The households that spend least time maintaining stone are the ones that chose low-absorption material, a texture matched to the zone, and a joint width that can actually be cleaned. None of those decisions cost anything at drawing stage and all of them are expensive to change afterward.
