It follows that anything poured, sprayed or wiped onto a surface draining toward a catchment is not a housekeeping choice but a specification decision, and that single fact separates stone care here from stone care almost anywhere else a supplier ships to.
Work out where terrace water goes first
Before a cleaner or a sealer is even discussed, establish the drainage picture for the ground-level stone in question. Terraces are graded either to feed collection or to be kept out of it, and the answer changes what may be used on them.
- Which surfaces drain toward the tank and which drain away from it
- Whether roof water and terrace water share any run or gully
- Where overflow goes in a heavy rain event, a passing storm included
- Whether an interior floor drains to waste rather than into any collection
- Who on the project is accountable for confirming that catchment layout
What that means for cleaners
Where an interior floor drains to waste, ordinary care applies: a pH-neutral cleaner made for natural stone, no acids, no bleach on the stone, nothing abrasive on a honed face. Ground-level stone feeding a catchment is a different question entirely, and the honest advice is to keep chemistry off it and rely on water, a brush and time. Specifying floor tile you can rinse safely is not a slogan on this island; it is the practical consequence of the water rule.
Sealing: when it helps and when it is the wrong answer
An impregnating sealer sits in the stone rather than on top of it, slowing the rate at which a spill soaks in and buying time to wipe it away. Inside, on a kitchen or a bathroom floor, that is often worth having. On stone draining toward a catchment the product’s suitability is the entire question, and the right sequence is to confirm what is acceptable with your installer and the relevant local authority before anything at all is applied. Never assume a mainland product datasheet has answered a Bermuda catchment question for you. Two further points are worth holding on to. A sealer is not a substitute for a floor that was specified correctly, and it will not rescue a stone chosen without regard to where the water goes. And a sealer wears, so whatever is applied becomes a repeating decision rather than a single one, which is another reason to prefer the simplest answer that works.
Salt air reaches the interior floor too
Salt does not stay outdoors. It arrives on shoes, on towels, on swim gear and on the air through an open door, and once the water evaporates a fine crystalline film is left behind that dulls a surface and drags under traffic. Damage blamed on salt is often abrasion from what the salt arrived with, so the load on a floor is worth listing plainly:
- Grit carried in at the door, which does more damage than the salt itself
- Salt film left across a floor after water has evaporated from it
- Towels and swim gear dropped on stone through the summer months
- Shaded exterior stone that stays damp right through the cool season
A routine that holds up
The care regime that actually works is dull and consistent rather than clever, and it costs almost nothing to run:
- Mats at every external door, lifted and washed rather than left to load up
- Dry sweep or vacuum before any wet clean, so grit is removed and not spread
- A neutral stone cleaner inside, rinsed off rather than left to dry on the floor
- Plain water and a brush for exterior stone anywhere near a catchment
- An offcut kept aside to test any new product before it touches the floor
Cool damp months and slow cycles
The wetting and drying that stone sees here happens at moderate temperature across four real seasons, so surfaces stay damp far longer in winter than a warm-climate maintenance schedule ever assumes. Residue left on a floor has more time to sit and work, biological growth on shaded exterior stone gets a season in which to establish itself, and a routine written for a hot dry summer will simply not match January. Set the schedule against the season rather than against the calendar page, and expect the shaded north side of a building to need attention on a different cycle from the terrace that gets sun for most of the day.
Landing the right material in the first place
Care gets easier when the stone was chosen with care in mind. A documented absorption figure, a face matched to the room and a consistent lot all reduce how much maintenance a floor asks for later.
- Ask for absorption and density figures rather than descriptive language
- Match the face to the wet zones instead of tiling a house in one finish
- Hold spares from the same lot so that a repair does not stand out
- Ask how the lot is documented, so a later repair can be matched to it
