Salt Is the Agent, Not the Weather
Wind carries fine salt aerosol well inland on the exposed north and west coasts, and it settles on everything. On stone the risk is not chemical attack but salt crystallization: salt in solution soaks into a porous surface, then crystallizes as it dries and pushes outward from inside the pore. Repeat that daily for years and a soft, absorbent material begins to powder at the face. Dense, low-absorption stone takes up less solution in the first place, which is why absorption matters far more here than any resistance figure borrowed from a cold climate.
The Cistern Rule That Changes Everything
There are no permanent rivers or streams on either island. Fresh water comes from surface storage, groundwater and rainwater caught on the property, and new houses are built with collection and storage, usually an underground cistern. That single fact should govern your product choices outdoors, because anything you wash off a terrace, a path or a driveway can find its way into catchment. Treat every exterior cleaning decision as a water-quality decision first and a cleaning decision second. Indoors the rules are relaxed, because that water goes to waste, but the habit is worth keeping anyway. It is also worth telling your installer early, since jointing compounds and admixtures are chosen months before anyone thinks about cleaning.
A Routine That Actually Works
Most stone floors are over-treated rather than neglected. This is the whole routine for a normal house.
- Sweep or dust-mop often. Sand tracked in from the beach is abrasive, and grit does more damage than water ever will.
- Wash with plain water and a soft brush, using a pH-neutral cleaner made for natural stone only when water alone is not enough.
- Rinse exterior areas thoroughly after any washing, and rinse more heavily where the runoff heads toward catchment.
- Deal with spills quickly. Oil, wine and citrus mark limestone because it is a calcium carbonate stone.
- Scrub shaded damp corners on a schedule, before growth becomes established rather than after.
What Not to Put on Limestone
The short list of things to keep away from the floor is more useful than any list of products to buy.
- Acidic cleaners, including vinegar, lemon and most bathroom descalers, which etch the surface on contact.
- Strong bleach and chlorinated products, especially outdoors where runoff reaches catchment.
- Wax and shine restorers, which build a film that traps dirt and eventually has to be stripped off.
- Stiff wire brushes and aggressive pads on honed surfaces, which leave scratch patterns that catch the light.
- Anything sold for melting ice, which has no purpose here and only adds salt to a floor already dealing with it.
Care is much simpler when the stone itself is right, so start by choosing a dense low-absorption floor tile and let the maintenance follow from that decision rather than trying to fix an absorbent stone with chemicals.
Sealing Decisions Worth Making
Sealing limestone is sensible in the right places and pointless in others. An impregnating sealer sits inside the pores and slows the rate at which a spill soaks in, buying you time to wipe it up. It does not make stone stain-proof, and it does not stop etching from an acid. Kitchens, dining areas and bathroom floors benefit most. Exterior areas draining toward a cistern need a careful conversation with your installer about what is appropriate, and in many cases the honest answer is to leave the stone bare. A dense limestone left unsealed outdoors will weather gracefully, and it can always be treated later if the room it serves changes use.
Fixings, Frames and Rust Marks
A surprising share of what looks like stone failure is metal failure staining the stone.
- Use non-ferrous or stainless fixings throughout on exposed coastal work, and never ferrous cramps.
- Check drain gratings, thresholds and furniture feet, which are the usual sources of a rust bloom.
- Move planters and metal furniture periodically so the floor beneath dries and does not mark.
- Treat a rust stain early with a proprietary poultice for stone, because it deepens the longer it sits.
After a Storm
Hurricane Irma in September 2017 damaged the great majority of structures on Barbuda and forced the whole population to evacuate to Antigua, and every household here plans around that memory. Stone comes through a storm better than most finishes, because there is nothing to peel, warp or delaminate, but the aftermath still needs a routine.
- Flush salt off exterior stone with fresh water as soon as supply allows, prioritizing seaward faces.
- Lift debris promptly, since organic matter left on a damp floor stains and encourages growth.
- Check that loose-laid units on exposed terraces have not shifted, and rebed anything that moved.
- Inspect joints and pointing, because storm-driven water finds every gap and widens it.
