What the air leaves on your floor
Tropical maintenance comes down to two deposits. The first is salt. The second is sand, fine and hard, tracked in on bare feet and blown through galleries. Salt draws moisture and stays damp; sand does the mechanical damage. Why film-forming coatings fail in this climate

- Windblown sand abrades the coating long before it touches the stone, so the floor looks scuffed while the limestone underneath is untouched.

- Stripping a failed film is a messy, chemical-heavy job that nobody budgets for at the start.
What a penetrating sealer actually does
An impregnating sealer soaks into the pore structure and lines it, leaving the surface looking and breathing much as it did before. It buys time against spills rather than making stone waterproof, and that is the honest way to describe it. Because nothing sits on top, there is no film to blush, peel or abrade, and the stone can keep releasing moisture from below. The acid problem, and the cleaners to keep out of the house
Limestone is calcareous, which means acid etches it. That single fact rules out a long list of products people reach for without thinking, and etching is a refinishing job rather than a rinsing one.
- Vinegar and lemon-based sprays, still the most common cause of dull patches on a limestone floor.
- Bathroom descalers and hard-water scale removers, which are acidic by design.
- Grout haze removers, unless the label states plainly that the product is safe on calcareous stone.
- Strong bleach products used undiluted and left to sit in corners instead of being rinsed away.
Pool chemistry deserves the same caution along the route running from the deck into the house. Use a pH-neutral stone cleaner, keep one bottle of it indoors, and tell whoever cleans for you exactly what not to bring through the door.
Stone that sits in a rainwater catchment path
Island water supply runs through the limestone aquifer, and on-lot water storage is a normal part of building here under the General Development Order. That makes what you apply to stone in a catchment path a real question rather than a fussy one. Where roof runoff crosses paving on its way to a tank, keep to products the manufacturer states are suitable for that use, rinse thoroughly, and save any stronger chemical cleaning for areas draining elsewhere. A routine that actually fits island living
The routine that works is dull and short.
- Sweep or dust-mop daily on the routes from doors and pool decks, because sand removed is scratching prevented.
- Damp-mop weekly with a pH-neutral cleaner and change the water before it turns gray.
- Rinse thresholds and outdoor-adjacent bays with fresh water after strong onshore wind to lift salt film.
- Deal with spills the day they happen, because a dried spill on limestone is a different job entirely.
The annual check
Once a year, walk the floor and test rather than guess.
- Drop water on four or five spots, including the busiest route, and time how long before the stone darkens.
- Look at thresholds and door bays first, since those wear years ahead of the open field.
- Check joints for opening or crumbling, especially where a floor meets a wall on a movement line.
- Note any dulled patch and ask what gets cleaned there before blaming the stone itself.
When to reseal, and when to leave it alone
Reseal when the water test says so, not on a calendar. Over-application is its own problem, since excess impregnator left to dry on the surface leaves a haze that has to be worked off again. Traffic routes may want attention every couple of years while a guest room waits far longer.
