Stone near the Jamaican coast lives in a chemistry experiment: salt spray, UV, warm rain, organic growth. The good news is that dense stone plus a simple routine beats the environment comfortably β most “failed” coastal stone was either the wrong stone or the right stone neglected. Here is the playbook.
Understand the enemy: salt, not sea
Ocean spray itself does not dissolve stone. The damage mechanism is crystallization: salt water enters pores, the water evaporates, and growing crystals push the stone apart from within. Two defenses exist β choose low-absorption stone so little water enters, and rinse periodically so less salt accumulates. Dense limestone gives you the first by nature; a hose gives you the second.
The routine that works
The routine that works, on three timescales:
- Weekly — sweep or blow off debris, because leaves left wet breed the organic staining people blame on the stone
- Monthly in exposed positions — a freshwater rinse to dilute accumulated salt, especially under covered edges rain cannot reach
- Annually — a proper wash with a pH-neutral stone cleaner, and an inspection of the joints
What never to use
Acid, first and last. Limestone is calcium carbonate, so anything acidic etches it on contact. The permanent exclusion list:
- Muriatic acid and the many tile cleaners that contain it
- Vinegar hacks from the internet
- Wire brushes
- Aggressive pressure washing at close range, which scars the finish and opens the surface

Sealing: measured, not mythical
A quality impregnating sealer slows water and oil uptake without changing the look, and on dense limestone it is reapplied at intervals measured in years, not months. One caution is worth repeating, because it is the most common way a good floor gets ruined. Green and black growth
Algae and mildew follow shade plus moisture. Improve drying (trim overhanging growth, correct pooling water) and treat with a stone-safe outdoor cleaner; growth wipes off dense stone far more easily than off porous surfaces, which is another argument for density at specification time.
Repairs the smart way
Chips in solid limestone can be dressed by a mason because the color runs through the stone. The chemistry, in plain language
Limestone is calcium carbonate β the same mineral as chalk and marble β and its one chemical enemy is acid. Acid plus carbonate reacts on contact, dissolving the polished or finished surface into a dull etch. That is the entire reason the rules below exist: rain and salt are manageable physics; acid is instant chemistry. Everything acidic is off the stone, full stop: citrus cleaners, vinegar, muriatic acid, rust removers, many supermarket tile products. When in doubt, the label test is simple β if it promises to “dissolve” anything mineral, it will dissolve your floor’s finish too.

Different stains, different responses — and speed matters more than product:
- Oil and sunscreen — blot immediately, never rub, then draw a poultice of stone-safe degreaser out under plastic overnight
- Organic stains from leaves, fruit or spilled wine — usually surface-level on dense stone; neutral cleaner and a soft brush, escalating to a stone-safe oxygenated cleaner for the stubborn
- Rust from furniture feet — a stone-specific rust remover, never a general one
Installation method matters as much as the stone itself. Pressure washing: the rules that save finishes
A pressure washer is a fine servant and a terrible master. Used well it refreshes a terrace beautifully:
- Annually rather than routinely
- Wide-fan tip, moderate pressure
- Thirty-plus centimeters from the surface
- Sweeping with the joint lines rather than across them
Used close and narrow it scars soft joints, blasts sand from between pavers and can mark the finish itself. If a contractor proposes power cleaning, ask for tip, pressure and distance.
The once-a-year hour that prevents everything
Beyond the routine, give the installation one honest annual hour with a notebook: walk every surface, wiggle-test a paver in each zone (a rocker means a bedding void to fix while it is one paver, not a field), sight along step nosings for chips worth dressing, check coping joints and pool-edge sealant, note where joint sand has thinned, and look under planters and mats where moisture hides. The owner’s routine handles ninety percent; the honest triggers for a restoration professional are the other ten: staining that survives correct poultices, widespread bedding failure (multiple rockers in a zone), settlement cracking that maps a line, or a finish worn genuinely smooth in traffic lanes wanting mechanical re-texturing.
